What we repair on a garage door

A garage door is a stack of hinged sections, counterbalanced by springs, lifted by cables, guided by rollers in a pair of tracks and moved by an opener, and our garage door parts glossary shows where each one sits. When it stops working, one of those parts has given out. These are the repairs we do.

How a repair visit goes

Call, text or use the quote form with your city and what the door is doing. A photo of the springs above the door helps us bring the right parts. We agree the price before we drive out.

  1. We look over the whole door: springs, cables, drums, rollers, hinges, track and opener, not only the part you called about.
  2. We show you what has failed and what is close to failing, and you decide what gets done.
  3. We make the repair and set the spring tension so the door is balanced.
  4. We run the opener, set travel and force, and confirm the door reverses when the sensor beam is blocked and when it meets an object on the floor.

A broken spring or a door stuck open is urgent, and we get to those the same day in most cases.

Repair or replace the door

Most of the doors we look at are worth repairing. A broken spring, a frayed cable or a worn opener does not mean the whole door has to go.

Replacement starts to make sense when several sections are cracked or rusted through, when a wood door is rotting at the bottom, or when a damaged section can no longer be matched. Some original wood tilt-ups in Lemon Grove, heavy from decades of paint, reach that point, although parts for most tilt-ups are still available. In Bonita, where many springs, cables and openers are as old as the house, those parts tend to come due together while the door is still sound.

Our scope and the license question

Spring, cable, roller, track, opener, sensor, remote, seal and tune-up work is repair on a door you already have. We are not a licensed contractor. Garage door repairs under $1,000 in labor and materials do not require a California contractor license (Business and Professions Code section 7048), and we stay inside that line. A new garage door is a job for a licensed contractor, and we say so.

Garage Door Repair: common questions

Which garage door repair do I need?

Start with what the door is doing. A loud bang and a door that will not lift points to a spring, a door hanging crooked points to a cable or the track, grinding along the track points to rollers, and a motor that hums while the door stays put points to the opener. Tell us the symptom and send a photo, and we confirm the repair and the price before we drive out.

Can you do several garage door repairs in one visit?

Yes, and it often saves a second trip. A broken spring visit is a good time to replace frayed cables or worn rollers, because the tension is already off the door. We show you each worn part and price it separately, and you decide what gets done. Every job stays under the $1,000 minor work line, and if a combined job would cross it, we tell you first.

Will you repair a garage door another company installed?

Yes. Most garage doors in San Diego were put in by a builder or a door company years ago, and the parts on them are standard: torsion and extension springs, cables, drums, rollers, hinges, track and openers from the common brands. The one we ask about first is a Wayne Dalton TorqueMaster door, which needs its own springs. If the door is still under an installer's warranty, check that before you book.

Do you work on commercial garage doors?

Our work is residential garage doors on houses, condos, townhomes and small rental buildings. A sectional door on a small shop or a detached workshop uses the same springs, cables and rollers, and a commercial setup like that is quoted after a photo or a visit. Rolling steel doors, loading dock equipment and large commercial operators are outside what we do, and we say so.

Do you carry garage door parts on the truck?

Yes, the common ones: torsion and extension springs in common sizes, winding cones, center bearing plates, drums, lift cables, nylon rollers, numbered hinges, safety sensors, gear kits, trolleys and remotes for the main opener brands. Logic boards, sections and TorqueMaster springs are model-specific, so we confirm the part and order it. A photo of the springs and the opener label helps us bring the right ones.

Do I need a repair or just maintenance?

If the door opens and closes but squeaks, rattles or runs rough, a tune-up usually covers it: lubrication, tightened hardware, a balance test and a safety reverse test. If a part has failed, such as a broken spring, a frayed cable, cracked rollers or a stripped opener gear, that is a repair, and lubricant will not fix it.
