What we do for rental properties

Rental garage doors get hard use, and they tend to fail at the worst moment: the day a tenant moves in, or a weekday morning with a car stuck inside. We work for landlords, property managers and HOAs on single-family rentals, townhomes and condos with private garages, and small buildings with a row of individual garage doors.

Approvals and NTE

Send the work order with your not-to-exceed amount, the address or unit, what the door is doing and how to reach the tenant. We work inside that number.

  • Inside the NTE: we make the repair, test the door and send the invoice.
  • Over the NTE: anything over your NTE waits for your OK, with photos. We text or email the photos, what failed and the price, and do nothing past the NTE until you approve it.
  • Urgent calls, such as a broken spring with a car inside: we phone you first, so the approval does not hold the tenant up.

Work orders, POs and invoices

Every invoice carries your work order or PO number and is itemized per unit: the address or unit number, what we found, what we did, the parts used, and photos of the finished door. That makes it simple to file the work against the right property, or to document damage such as a door hit by a car.

Payment terms are agreed on the account when we set you up, and every invoice follows them. For condo and townhome communities, we invoice the HOA, the owner or the manager, whichever one is responsible for that door.

If you manage several doors, send the addresses or unit numbers and what each door is doing, with photos if you have them. We price the batch as one total before we come out and work through it on one trip.

Turnover: the garage door checklist

Between tenants, the garage door is a security item as much as a repair item. Every remote and keypad code the last tenant had still works until the opener memory is cleared. A turnover visit covers:

  1. Opener memory erased, then the remotes you hand over programmed and labeled by unit.
  2. A new keypad PIN, given to you and not to the outgoing tenant.
  3. Safety reverse and sensors tested, with the result noted on the invoice.
  4. Springs, cables, rollers and the bottom seal inspected, with anything due listed for your approval.
  5. The side-door lock rekeyed on the same visit if you want it, as described on the locks page.

If you keep a spare remote for each unit, we program it with the rest so the next tenant has a full set on day one.

Tenants, access, no-shows and vacant units

A tenant with a broken spring cannot get the car out, so we treat it as urgent and get there the same day in most cases. Other repairs are booked at a time that suits the tenant. Tell us how you want access handled: we call or text the tenant to set a time, use a lockbox or code you give us, or meet you or a site manager.

No-shows: if nobody is there at the agreed time, we text you and the tenant and rebook; we never enter a unit without permission. Vacant units: with a lockbox or code, we do the work with nobody present and send photos of the finished door and the garage closed.

Put one rule in your move-in notes: if the door bangs, sits crooked or will not lift, do not run the opener, keep people out from under it and call. Pressing the remote on a broken spring can strip the opener gear.

Rental openers: repair or replace

When an opener on a rental fails, we price both options so you can compare.

  • Repair when the opener has safety sensors, parts are still made, and the fault is a gear, a trolley, a sensor or a board on a unit that is otherwise sound.
  • Replace when it has no safety sensors, which means it predates the 1993 rules, when the board and the gear have both failed, or when remotes for it are hard to get.
  • Time it with turnover: a new LiftMaster or Chamberlain takes only Security+ 3.0 remotes, so every remote changes. Replacing it between tenants means one new set, handed to the next tenant.

HOA rules and rental doors around the county

Many San Diego HOAs set rules on garage door color, style and windows, and on when vendors can work and where they park. Tell us the rules and the gate instructions, and we follow them. When a door needs a new section, we match the color and design, and say so if the matching section is no longer made.

We are not a licensed contractor. Garage door repairs under $1,000 in labor and materials do not require a California contractor license (Business and Professions Code section 7048), and we stay inside that line. A new garage door is a job for a licensed contractor, and we say so.

Should I erase the garage door opener memory between tenants?

Yes. Every remote, keypad code and car HomeLink button the previous tenant paired still opens the garage until the opener memory is cleared. Erasing it, reprogramming only the remotes you hand over and setting a new keypad PIN takes one short visit, and it is the garage door version of rekeying the front door.

Can you fix garage doors at several properties in one visit?

Yes, when the properties are close enough to route together. Send the addresses, what each door is doing and photos if you have them, and we quote the batch as one total. You get a single invoice with a line for each unit, so each repair is filed against the right property.

What should a tenant do if the garage door spring breaks?

Stop using the door. Do not run the opener, do not try to force the door up by hand, and keep people and pets out from under it. A broken spring leaves the door very heavy, and the opener can strip its gear or pull the door off its tracks trying to lift it. Call the landlord or manager, or us if you have been told to.

Can you work to a not-to-exceed amount on our work orders?

Yes. Put the not-to-exceed amount on the work order and we work inside it. If the door needs more than the NTE allows, such as a second spring, new cables or an opener, the extra waits for your approval: we send photos of the failed parts and the price, and do nothing past the NTE until you say yes. The invoice shows your work order or PO number.
