We replace both together, check the pivot brackets and guide rollers, and lubricate the hardware so the door lifts evenly. A tilt-up with a broken spring is heavy and swings unpredictably, so keep the opener off until it is fixed.

Our rental on Clairemont Mesa Boulevard goes through remotes fast. Is a keypad a better option?

We check that the door is level and balanced, adjust the opener's close limit and fit a thicker bottom seal that fills the gap without forcing the door down.
