Sand keeps building up under our Pacific Beach garage door. What can we do?
Blowing sand collects at the bottom of the tracks and along the floor, grinds the rollers and wears out the bottom seal, and a seal with gaps lets even more in. We fit a new bottom seal in its retainer, and where the alley slopes toward the door, a threshold seal on the floor helps. Wipe the tracks clean rather than greasing them, so sand has nothing to stick to.
Summer weekends near the boardwalk are packed. Can you still get to a Pacific Beach address?
We can. Many PB garages open onto an alley, and working from the alley gets us to the door without hunting for a spot on Mission Boulevard. On a busy summer weekend we allow extra time and ask you to tell us which alley the garage faces. If bins or construction block the alley, a cleared space in front of the door is a big help.
Does the salt air in Pacific Beach affect the garage door opener too?
It can. The opener lives indoors, but the rail, trolley and chain still pick up moisture and rust, and the safety sensors and their wires near the floor corrode at the terminals.
