4S Ranch questions
My 4S Ranch home is from the mid 2000s and one garage door spring just broke. Is the other one about to go?
Probably soon. The builder installed both springs at the same time, so they have made the same number of cycles, and when one breaks the other is usually close behind. We replace them as a pair and balance the door. Until then, leave the door closed and do not run the opener: with a broken spring the door is very heavy, and the opener can strip its gear or pull the door crooked.
The builder opener in our 4S Ranch garage has no battery backup. Does California require one?
For new openers, yes. California requires battery backup on residential openers sold or installed since July 1, 2019, under Senate Bill 969. The builder-installed openers in 4S Ranch predate that, so the rule applies when the opener is replaced. A battery backup also lets you open the door during a power outage without pulling the emergency release, which matters when the garage is the main way in and out.
A car backed into one section of my 4S Ranch garage door. Will the HOA make me replace the whole door?
Not necessarily. Sections are ordered to match the door's make, model, color and panel design, so a single damaged section can usually be swapped and the door keeps the look the association approved. We measure and quote the section after a visit. If the model is discontinued and no match exists, talk to your association before choosing a replacement door, since a new door or a different style generally needs review.
