Our 1960s San Carlos garage door was switched from extension springs to torsion springs years ago. How do we know it was done right?

Look from the floor without touching anything. A sound conversion has a center bearing plate lag-bolted into solid wood above the door, a bearing plate at each end of the torsion tube, cables seated in the grooves of both drums, and no old extension springs, pulleys or brackets left along the tracks. A door that drifts, hangs crooked or feels heavy with the opener disconnected needs a look. Never loosen the winding cones or brackets; we check and correct it.

Our San Carlos house backs onto Mission Trails, and we have found a snake and signs of rats in the garage. Where do they get in around the door?

Usually at the bottom corners, where a worn or flattened seal no longer meets the floor, and along the sides and top, where the weatherstripping has dried out or pulled away.
