Garage Door Repair in Allied Gardens and Del Cerro

Allied Gardens and Del Cerro sit north of I-8 between Grantville and Lake Murray: Allied Gardens is mostly late 1950s ranch houses, and Del Cerro climbs the hills toward San Diego State with homes from the 1950s through the 1970s. Plenty of these garages still close with an original one-piece door or a replacement that is itself decades old, so tired springs, worn pivot hardware and aging openers bring most of the calls.

Homes and garage doors in Allied Gardens and Del Cerro

Louis Kelton and Walter Bollenbacher began Allied Gardens in 1955 on land bought from the Waring estate, and most of its houses are single-story ranch homes with an attached garage. Many were built with one-piece tilt-up doors that swing on pivot hardware with a pair of extension springs, and some of those doors still work. Others have been swapped for steel sectionals fitted into the old openings. Del Cerro filled in through the 1950s, 1960s and 1970s with larger homes on hillside lots, where the garage often sits at the top or bottom of a sloped driveway and the doors run wider and heavier.

Allied Gardens and Del Cerro questions

Our Allied Gardens house still has its one-piece garage door, and the pivot arms squeak and shudder. What is wearing out?

Usually the pivot hardware and the springs. A tilt-up door swings on pivot arms bolted to a bracket at each side, and after decades the bolt holes wear oval, the brackets work loose and dry pivots squeak. Stretched extension springs make it worse by letting the door drop through the end of its swing. We tighten or replace the brackets and arms, lubricate the pivots and fit a matched pair of springs. Keep people clear of the swing until then.

Our Allied Gardens garage got a sectional door where the old tilt-up used to hang. Why does daylight show along the top?

An opening framed for a tilt-up was not built around a sectional. The header may sit out of line and the jambs may lean, and unless the tracks and top fixtures pull the top section in against the stop molding, it hangs back and leaves a gap. We adjust the top fixtures and track angle so the door closes snug, and add stop molding or a header seal where needed. Rotted framing goes to a carpenter first.

Del Cerro streets wind up the hill above I-8. How long does it take you to reach a house up there?

Not long. We leave I-8 at College Avenue and climb straight into Del Cerro, so most homes on the hill are about 15 minutes from downtown outside rush hour. Winding streets and steep driveways only change where we park: if the truck cannot get close, we carry the parts. Tell us about a gate or a shared drive when you book, and if a spring has broken, keep the door closed and the opener off while you wait.
