The older tracts along Rancho Peñasquitos Boulevard and Carmel Mountain Road date from the 1970s, when many garages had one-piece tilt-up doors or early sectionals on extension springs. A few tilt-ups still work, and pivot hardware and springs remain available for most of them. The 1980s and 1990s neighborhoods higher up toward Black Mountain were typically built with steel sectional doors on torsion springs and chain-drive openers, and the openers that have never been replaced are now 25 to 35 years old. Condo and townhome complexes near SR-56 follow HOA rules on door style and color.

Rancho Peñasquitos questions
Our PQ house backs onto the canyon. Can rodents chew through garage door sensor wires?
They can. The thin low-voltage wires that run from the opener down to the safety sensors sit along the wall near the floor, right where rats and mice from the canyon travel and gnaw. A chewed wire usually shows up as a sensor light that is off or blinking and a door that will not close. We replace the damaged run, route it higher or inside a protective cover, and test the reverse.
The chain-drive opener in my PQ garage is from the 1990s and has gotten loud. Is it on its way out?
Not always. On a chain-drive opener that old, a slapping chain often just needs tension adjusted, while a motor that hums with no door movement usually points to a worn drive gear. Both can be repaired, but at close to 30 years old, replacement is often the better spend. We also check that the springs still balance the door, because a heavy door wears out any opener. A new opener in California must include battery backup.
One side of my PQ garage door sits lower than the other. Can I still use it?
No. A crooked door usually means a lift cable has frayed, snapped or slipped off its drum, or on older extension-spring doors has jumped a pulley. Leave the door where it is, do not run the opener, and keep everyone out from under it. Do not loosen the bottom brackets or touch the cables, since they are under spring tension. We replace or reseat the cables and check the springs before the door moves again.
